  • Flange that is attached to the drain.
  • Closet bolts that secure the toilet to the floor.
  • Wax ring that seals the connection between the toilet and the flange.

Try the Simplest Fix First

For the wax ring to do its job, it needs to be tightly compressed between the toilet and the flange. This compression is delivered by the closet bolts that attach the toilet to the floor. If these bolts are loose, water can leak around the wax ring when the toilet is flushing. You can tighten the bolts as follows.

  1. Remove the caps covering the bolts.
  2. Tighten the first bolt a little and rotate through the rest of the bolts doing the same. Repeat the process until all the bolts are snug. Do not overtighten the bolts or you may crack the toilet’s base.
  3. Place the caps back on the bolts.

Commercial Water Damage

Recently, we received a commercial water job after hours. A warehouse got completed flooded, about 8000 sq ft. was affected including offices and a bathroom. The different steps that we applied for water mitigation included:

Containment to prevent spores and dust escaping to clean areas. Removal of wet drywall and insulation. Cleaned and disinfected to prevent bacteria growth. Set up equipment to fully dry the affected area. 

After the drying process is completed, a test needs to be done to ensure its dry and bacteria won't grow. Final step is construction.

Job Containment

A containment is the first step in restoration process. However, little mention is given to the first part of a disaster. According to a Restoration & Remediation magazine article

“The restoration professional is likely to encounter substances like mold, microbials, toxin-producing pathogens, meth lab residues, fire residues and friable lead and asbestos…without containing these potentially toxic substances, at the source and within a confined area, they are likely to end up creating a significantly larger mess than first encountered and quickly saturate the air being inhaled by workers, homeowners and occupants of the affected buildings” (Scott Lavelle).

Our picture shows our employee during a containment process that needed to be done to protect the non-affected areas from dust. This took place before the demolition process of drywall, insulation and floor. 

House Flooded!

Our heroes responded promptly after a client called us to request our services after they came home from a weekend trip to find out their house was completely flooded. Three bedrooms, hallway, bathroom, living room, entry and closet were affected. In this case, a test for asbestos and led was required before proceeding with our services. Test came back negative. The source of the problem was the toilet, which is consider category 3 meaning it came from sewage. Therefore, all materials touched by the water needed to be disposed of, causing flooring and 2 feet of plaster to be removed. After demolition was completed, the next step was to disinfect. Lastly, the equipment was set up to complete the drying process and bacteria clearance test was performed to assure air was clean.

Emergency call on New Years Day!

Our SERVPRO team responded promptly to a commercial loss on January 1st. A water heater located on the 2nd floor suddenly burst, allowing the water travel to the conference, server, and storage rooms, as well as hallway. On the 1st floor, the lobby, electrical rooms, hallway, stairway, two offices and two bathrooms. The services provided immediately were water extraction, mopping and equipment set up to dry surfaces.
Following services performed after getting approvals were drywall, insulation, and carpet demolition in the areas where it was not possible to dry in place. Equipment manipulation and moisture checks are required in different times to allow the drying process in all areas following by construction services.

Water heater burst!

Received a call on Monday morning, water heater in a commercial property burst. Water leaked all weekend and affected the main office, bathroom and 30 aisles in the warehouse. It was category 1 which means water is clean and can be dry in place. This job required a crew of six people for water extraction, also a good quantity of dehumanizers and fans to dry the warehouse as fast as possible. We also proceeded with moisture check and in place drying methods inside the office. The job was completed in two days, without the need of removing any flooring, drywall or construction.

The warehouse did not close doors and they were able to keep working while we were making it "Like it never even happened."
